Our process is intentionally staged. We first establish fit and financial feasibility, then assess the home and develop the project in detail. The Site Consultation and Planning are both paid professional engagements, each designed to answer a different set of questions before we prepare a Fixed-Price Construction Proposal.
Discovery is a focused conversation about your home, what is prompting the renovation, what you hope to accomplish, and what matters most to you in the finished space.
We’ll also discuss timing and broad market investment context so you can begin with a realistic understanding of what a project of this scope may require. This stage helps both of us determine whether there is enough alignment to continue.
The Site Consultation is a paid professional working session in your home. We assess the project from two complementary perspectives: the physical realities of the space and the way you want to live in it.
The consultation is intentionally non-invasive. Concealed conditions remain outside the scope of this stage; our purpose is to establish a thoughtful understanding of the home and identify the questions that require further development or verification.
If you continue into Planning, your Site Consultation investment is credited in full toward that engagement.
Following the Site Consultation, we prepare a personalized Investment Range informed by the space we observed, the scope we discussed, your priorities, known project conditions, and the assumptions that remain at this stage.
We present that range with you so you can understand what is driving the project financially and decide whether the project — at the level of investment it is likely to require — makes sense to continue developing.
The Investment Range is a decision-making tool, not a bid, quote, or fixed construction price.
Planning is where the project is thoughtfully developed before construction begins. It is a separate paid professional engagement tailored to the scope and complexity of your project.
Depending on the work, Planning may include trade input, technical verification, layout and design development, selections and specifications, permitting coordination, constructability review, scheduling, value engineering, and detailed pricing development.
The purpose is to resolve the major decisions and foreseeable variables before construction begins — while there is still flexibility to make thoughtful choices — and to develop the project to the point that a reliable Fixed-Price Construction Proposal can responsibly exist.
Where a project calls for additional architectural, engineering, or specialized design expertise, we coordinate those professionals as part of developing the project.
Once the project has been sufficiently developed through Planning, we prepare the Fixed-Price Construction Proposal for the scope we intend to build.
By this stage, the major decisions have been worked through, relevant trade input has been incorporated, and the construction investment is grounded in the project we have developed together.
If everything is aligned, we finalize the construction agreement, confirm the production schedule, and begin preparing the project for construction.
Thoughtful planning becomes disciplined execution.
During construction, MCR coordinates the trades, materials, sequencing, and day-to-day work required to bring the developed project to life.
Because the same team remains connected to the project from early planning through construction, the intent behind the scope, selections, and decisions carries forward into the build.
When the work is complete, we walk the project together, address final closeout items, and make sure the finished space reflects the project developed from the beginning.
